  • Insurance premiums paid consistently
  • Bank account history showing consistent financial management

If you do have a traditional credit score, most ITIN programs want 620+.

3. Down Payment

ITIN loans typically require 10–20% down. The funds must be:

  • Seasoned in a US bank account (60–90 days is typical)
  • Documented as yours (bank statements showing the money coming in)
  • Gift funds from family members are allowed on most programs with a gift letter

4. Property

The property must be in the US. Single-family homes, townhomes, condos, and 2–4 unit properties may all qualify depending on the lender. The home must appraise at or above the purchase price.

What ITIN Loans Do NOT Require

  • A Social Security number
  • A green card or specific visa status
  • US citizenship or permanent residency
